This 67,000 SF shell and core renovation balances preservation with adaptation, incorporating seismic upgrades while maintaining the original timber structure’s character. The design expands the pier's functionality with enhanced restaurant space on the ground floor and modernized office areas above.

Working closely with Seattle's historic preservation committee, the project successfully navigated complex approval processes to update the pier. The redesigned façade introduces additional natural light while maintaining historic colors and forms, and the expanded outdoor dining capacity creates new opportunities for waterfront engagement. The result is a respectful adaptation that honors the pier's century-old heritage while re-envisioning it for the next 100 years.
